Birla Trimaya township is a large 52-acre residential project in Devanahalli. It has around 2,600 homes built in four phases till 2026 – Phase 1 (The Hill), Phase 2 (The Park), and Phases 3 and 4 (The Bay). The project was launched step by step between 2023 and early 2026. It gives 1, 2, and 3 BHK luxury apartments, along with duplex homes and premium row houses. The township is built around a 2.5-acre man-made lake and has nearly 35 acres of green open space. More than 80% open area is maintained, giving residents fresh air and wide spaces. It also has a large 60,000+ sq. ft. clubhouse with many modern amenities. Phase 1 sold out in just 36 hours. Since then, the project has seen strong price growth, and the latest Phase 4 launch (2026) offers more modern and premium homes with advanced features.

4 Birla Trimaya Projects Launched in the Past 5 Years


As of 2026, the Birla Trimaya township in Devanahalli has launched four phases in the last five years. It is a large 52-acre residential project developed by Birla Estates. The township is planned under three main themes – The Hill, The Park, and The Bay. Below is the list of the four project phases launched between 2023 and 2026.

Birla Trimaya Phase 1


Birla Trimaya Phase 1, or "The Hill", is a new mixed-use township project located in Shettigere, Devanahalli. It is spread across 5.77 acres inside the larger 52-acre township. The project officially launched on 5 September 2023, and is safe for buyers as it is RERA-approved under the Number: PRM/KA/RERA/1250/303/PR/300823/006200. This phase has 544 apartments and 12 duplex homes, with a total of 556 units. The homes are built in 8 towers with Basement + Ground + 12 floors. Unit sizes include 1 BHK (489–516 sq. ft.), 2 BHK (769–819 sq. ft.), and 3 BHK (945–1,156 sq. ft.).

Prices of these apartments start at ₹50 Lakhs at launch and have now increased to roughly ₹75 Lakhs to ₹1.7 Crore+, based on size and demand. Amenities include a clubhouse, sports areas, a skating rink, a beach volleyball court, walking spaces, a 2.5-acre lake, and large green areas.

Birla Trimaya Phase 2


Birla Trimaya Phase 2, also known as “The Park,” is a large new mixed-use township project located on Shettigere Main Road, Devanahalli, North Bangalore. The project was launched in September 2024 and spread across 8.62 acres of land. More than 4.6 acres in this phase are kept for parks and green spaces. This phase is RERA registered under the ID PRM/KA/RERA/1250/303/PR/040924/006988. It has 473 premium homes built in 7 towers with Basement + Ground + 12/13 floors. Home options include 1 BHK (551–559 sq. ft.), 2 BHK (827–870 sq. ft.), 3 BHK (1,029–1,213 sq. ft.), along with a premium 4 BHK duplex homes and row houses.

At launch, prices were competitive. By 2026, values have increased and now range from about ₹72 Lakhs to over ₹5 Crore+ for larger units like duplexes and row houses. Amenities include a 20,000 sq. ft. clubhouse, cricket box, wall climbing area, yoga deck, landscaped bridge, plus access to the township’s 2.5-acre lake and 60,000 sq. ft. main clubhouse.

Birla Trimaya Phase 3


Birla Trimaya Phase 3, called “The Bay,” is a premium residential project by Birla Estates. It is part of the 52-acre township in Shettigere, near Bangalore International Airport, Devanahalli, North Bangalore. This phase focuses on calm, water-themed living with a 2.5-acre man-made lake and a walk-over bridge inside the township. Phase 3 was launched on 4 February 2025 and is registered under RERA ID PRM/KA/RERA/1250/303/PR/300125/007458. It has 463 homes in 6 towers, each with 2 Basement + Ground + 12 Floors. Home options include 2 BHK (798–813 sq. ft.), 3 BHK (1,084–1,413 sq. ft.), and 4 BHK duplex homes (2,077–3,023 sq. ft.).

By 2026, prices range from ₹1.03 Crore for a 2 BHK to over ₹4.3 Crore for a 4 BHK duplex. The phase has a low-density layout with about 50 units per acre and 85% open space. Residents enjoy over 50 amenities, including a wellness centre and a 65,000 sq. ft. clubhouse. Construction is ongoing, with possession expected by 31 August 2030.

Birla Trimaya Phase 4


Birla Trimaya Phase 4 is the final and most premium phase of the 52-acre township in Shettigere, North Bangalore. It is part of the “The Bay” theme and was launched in January 2026. This phase is registered under RERA with the ID PRM/KA/RERA/1250/303/PR/290126/008436. Phase 4 has around 548 homes spread across 7 towers with heights up to G+14 floors. It offers different home options such as 1 BHK (485 sq. ft.), 2 BHK (801–810 sq. ft.), 3 BHK (1,045–1,165 sq. ft.), and premium 4 BHK duplex homes (2,551 sq. ft.).

Prices in 2026 start from about ₹92 Lakhs for a 1 BHK and go up to around ₹4.85 Crore for the duplex units. Residents get access to the township’s main features like the 2.5-acre man-made lake, large green open spaces, and a central park. This phase also includes smart home features, EV charging points, and dedicated community spaces. Possession is planned for 31 December 2031.
